Thinking of Selling?
I specializes in selling equestrian estates, horse properties, farms, and ranches throughout south-western British Columbia. From Vancouver to Merritt, Pemberton to Powell River, and Saanich to Port Hardy, I am The Real Estate Acreage & Equestrian Specialist.
Equestrian properties are unique types of real estate that demand a unique type of real estate agent. In fact, a sizable portion of my business is clients referred to me by other REALTORS® who understand that selling a horse property in BC is likely something they should leave to the professionals. There are a variety of REALTORS® out there that specialize in selling lofts, condos, mobile homes, warehouses, float homes, commercial buildings, warehouses, fast food restaurants, retail stores, and even churches. And many real estate agents simply “specialize” in “everything”. But you wouldn’t come to me to help you sell your convenience store (and if you did, I would just refer you to someone else). For selling your Equestrian Estate, Horse Property, Farm or Ranch, however, I are emphatically your best choice.
The Value of your acreage may not be apparent to the average person who is more familiar with residential houses. Yes, any Realtor can put your property up on MLS, and likely bring you a buyer. But at what price and how quickly? Did they take into account the value of your barn? Or the drainage in your paddocks? Your pastures? Rings? If your land is not cleared, how about the value of the timber? If your property is in the ALR, does that add to or detract from the value of your property? Does your well have an abundance of water? Is your property close to a horse park, large equestrian facility, or multi-use trails? These, and much more, are all factors that I take into account when pricing your property.
I have connections in the horse world. I know exactly where to advertise your property to get the best price or the fastest sale. Yes, many people are searching MLS – but in the world of equestrian properties, many more are not. Cheryl Dewson is a life-long horse person, with background in western, racing, polo, hunter/jumper, dressage, and Pony Club. I have connections throughout the industry, both locally and internationally. In fact, I am The Official Real Estate Agent to Thunderbird Show Park in Langley.
Buyer Beware is a policy that only goes so far. There may be future legal ramifications if the buyers of your property were not told something they should have been told. Was it explained to them that septic systems require maintenance? Do they understand the easement on your property title? Do they know that hogfuel requires special handling in its removal? Are you aware of any problems with your well-water or drainage system that you expected the buyers to check themselves, and they didn't? Under the law in British Columbia, it is your responsibility as the seller of a property to notify the buyers of any "latent defects". In addition to the usual Residential Property Disclosure Statement, it is in your best interest as the seller to complete a Site Profile. I know what sort of latent defects to expect from a farm or equestrian property, I have Site Profile forms available, and I will guide you through the entire process. Don't risk forgetting a "minor detail" that could come back to haunt you! I deal with these things on a daily basis and are intimately familiar with all this and more.
I have over 20 years of experience in Real Estate Marketing, most of it specialized in selling farms, ranches, and equestrian properties. Whether it's a $10,000,000 equestrian estate in Southlands, a couple of sections in Merritt, a waterfront horse property in the Gulf Islands, or a hobby farm in Comox, my clients always come to me when they want to buy or sell. I know many people who are not actively looking, but are just waiting for the right property to come along – is yours that property?
